Given its location, Sunnyside should feel really urban … but it doesn’t. It’s a strong and diverse residential neighborhood with bigger lots, mature trees and modest bungalows from the early 1900s when it was a working-class neighborhood for Italian immigrants building the railroad. Today it has become a more affordable option for homebuyers in the booming “greater Highlands” area.

As a result, Sunnyside has experienced steadily increasing home values and a huge jump in price per square foot. The average home price in Sunnyside is just shy of $300K, but there are now more new / modern construction options that sell in the $700Ks.

Residents enjoy a robust neighborhood association – Sunnyside United Neighbors, Inc. (aka SUNI) – that helps build a strong sense of community, maintain zoning compliance and plan events. In addition, SUNI is collaborating with the City on the FasTracks commuter line that will be on Sunnyside’s eastern border come 2016 – a development that is sure to change the housing landscape further with more loft and transit-oriented options around the commuter station.

Boundaries for Sunnyside are 38th Avenue to I-70; Federal Blvd to Inca St.

Its main zip code is 80211.

Sunnyside Amenities

Although not as highly “walkable” as other Highlands neighborhoods, Sunnyside residents still enjoy all the amenities that life in the Highlands area offers:

• Picnics and the dog park at Berkeley Park
• Water skiing and the Dragon Boat Festival at Sloan’s Lake Park
• First Friday Art Walks on Tennyson Street
• Unique shopping and dining options in Highland’s Square
• Authentic Italian food at Gaetano’s or authentic Mexican fare along 38th and Federal
• Easy access to the I-70, I-25 and downtown Denver

In addition, Sunnyside (and the greater Highlands neighborhood) will enjoy a new RTD commuter rail station at Inca Street and 38th Avenue by the end of 2016. It will connect these urban neighborhoods to downtown as well as the Arvada/Wheat Ridge and Boulder/Longmont corridors.
